Gate Repair and Maintenance Projects: Before & After

The Bristol weather can be tough on exterior joinery and metalwork. Between the wet winters and the occasional summer heatwave, wood expands and contracts, and metal battles against rust. Eventually, every gate needs a little TLC.

At Joe's Fencing, we often visit properties where the owner assumes they need a brand-new gate. But often, the structural integrity is still there—it just needs professional intervention. Here are three "Before & After" scenarios from recent jobs that prove the value of maintenance.

Project 1: The "Droopy" Side Gate (Redland)

The Before: This was a classic case of a heavy timber gate that had not been braced correctly during its original installation years ago. The gate had "sagged" (dropped at the latch side), meaning it scraped loudly against the concrete path every time it opened. The owner had resorted to lifting the gate physically just to engage the bolt.

The Repair:

  • Re-bracing: We stripped the back of the gate and installed a new structural "Z-brace" acting as a diagonal strut. This transfers the weight back to the hinge side, immediately lifting the latch side.
  • Hardware Upgrade: We swapped the fixed hinges for adjustable hook and band hinges. These allow the owner to fine-tune the gate's level with a simple spanner turn if the wood moves again in the future.

The Result: A gate that swings freely with one finger and locks effortlessly.

2. The Rusted Wrought Iron (Totterdown)

The Before: A lovely period property had a wrought iron entrance gate that was fused shut. Years of painting over old paint layers had clogged the hinges, and surface rust was beginning to eat into the decorative scrollwork.

The Repair:

  • Stripping: We removed the gate and took it to our workshop for sandblasting to reveal the bare metal.
  • Treatment: We applied a zinc-rich primer (cold galvanizing) to prevent future rust, followed by a high-grade black gloss finish.
  • Re-hanging: The hinges were greased and re-aligned to ensure smooth operation.

The Result: The gate looks brand new and preserves the Victorian character of the street, at a fraction of the cost of a reproduction replacement.

3. The Sticking Automated Slider (Stoke Bishop)

The Before: An automated driveway gate was stopping halfway through its cycle. The motor was straining, triggering the safety sensors to reopen the gate constantly. The owner feared the expensive motor was burnt out.

The Repair:

  • Track Maintenance: The issue wasn't the motor—it was the track. Debris and gravel had compacted into the floor track. We performed a deep clean and realignment.
  • Wheel Replacement: The nylon rollers had developed flat spots from dragging. We replaced these with heavy-duty steel wheels.

The Result: A silent, smooth operation. The motor was fine; it just needed the resistance removed.
